CONTEXT
Sao Paulo is one of the largest cities in Latin America, with huge concentration of services and opportunities. Defined by its own inhabitants as intense and chaotic, the city has different typologies of buildings spread throughout its territory, with many varieties of uses and architectonical, cultural and socioeconomic contrasts.
The area chosen for the multifunctional building project is located in neighborhood Vila Buarque, in a block beside the Elevado Costa e Silva, best known as ‘Minhocão’. It is an elevated road made of concrete, built in the 70's above two avenues - Avenida Amaral Gurgel and Avenida São João - that connect the east and west side passing through downtown. Despite being of great importance for automobile transit, this expressway causes reverberation noises and high concentration of pollution, making it's immediate surrounding degraded and devalued. It impacts on the landscape and it is a polemic highly discussed topic.

São Paulo é uma das maiores cidades da América Latina, com grande concentração de serviços e oportunidades, definida pelos próprios habitantes como intensa e caótica. A cidade possui diferentes tipologias de edificações espalhadas por todo seu território, com usos variados e contrastes arquitetônicos, culturais e sócio-econômicos.
A área escolhida para estudo está localizada no bairro Vila Buarque, em uma quadra lindeira ao Elevado Costa e Silva, mais conhecido como Minhocão. Uma via elevada de concreto construída nos anos 70 acima de duas avenidas - Avenida Amaral Gurgel e Avenida São João - que conectam as regiões leste e oeste passando pelo centro da cidade. Apesar da grande importância no transporte rodoviário, essa via causa reverberação dos ruídos e alta concentração de poluição, tornando seu entorno imediato degradado e desvalorizado. Seu impacto na paisagem é um tema polêmico e bastante discutido.
In a brief description, the block destined to the Project has buildings of different uses and volumes. In the surrounding, there are other equipment of importance to the city, such as the school and university Mackenzie, Santa Casa Hospital, Monteiro Lobato Public Library and the Rotary Square.
After the elaboration of a report with the first understanding of the site and surroundings, considering an urban dynamic, circulation, potentialities and problems of the region, each group needs the perimeter of the site to be worked on.
From this, the legislation that regulates the use and occupation of the soil are applied to give continuity to the Project, which will go up to the stage of design. The proposal is to work with the maximum occupation possible for the site of each group, with two obligatory uses, commercial and cooperative, and the possibility of adding residential use.
Em uma breve descrição, a quadra destinada ao projeto possui edificações de usos e volumetrias heterogêneas. No entorno, existem outros equipamentos de importância para a cidade, como o colégio e universidade Mackenzie, o Hospital Santa Casa, a biblioteca pública Monteiro Lobato e a praça Rotary.
Após a elaboração de um relatório com a leitura do terreno e do entorno, considerando a dinâmica urbana, fluxos, potencialidades e problemas da região, cada grupo precisa escolher o perímetro do lote a ser trabalhado. A partir disso, aplicam-se leis que regem o uso e ocupação do solo para dar continuidade ao projeto, que seguirá até a etapa de anteprojeto. A proposta é trabalhar com o maior aproveitamento possível do terreno delimitado por cada grupo, inserindo dois usos obrigatórios, comercial e corporativo, com a possibilidade de inserção de um terceiro uso residencial.
The Report
On the 2nd and 4th of March, our classes took place at the block where the site of the project was proposed. Based on the analysis of the place, the students developed a report in which it allowed them to notice the big difference of height between buildings and to take in the characteristics of the landscape, with its empty facades. The students analyzed the pedestrian and automobiles flow, the different transportation systems, public and private, in addition to observations about the deterioration of a few buildings. As a result of this analysis, each group judged which buildings were to be incorporated in our project site. This was our first task.
Nos dias 2 e 4 de março, as aulas foram realizadas na quadra do projeto proposto. Baseado na análise do local os alunos elaboraram um relatório no qual puderam constatar, a grande diferença entre de gabarito dos imóveis que ocupam os lotes e o desenho desta característica paisagem, com suas empenas cegas. Foram feitas análises do fluxo de pedestres e veículos, acessibilidade via transporte público ou privado além apontar observações sobre quais imóveis estariam deteriorados. Com resultado desta análise, cada grupo julgou quais lotes que podem ser incorporados para o terreno do exercício proposto. Esta é a nossa primeira etapa de projeto.
First presentation: Volumetric
From April 10th, we have started to publish our summaries of first volumetric study, presented on April 6th and 8th!
In this stage of the project, it is necessary that the groups put their inicial ideas on to drawing, checking for all the occupation, circulation and permeable area requirements. We had the task of combining the diverse uses using an favorable structural grid for all of them. Therefore, it was a presentation about each groups concepts and their solutions.
Next week, the groups will receive the feedback of each work to continue the design process.
A partir do dia 10.04, começamos a publicar nossos resumos do primeiro estudo volumétrico que entregamos nos dias 6 e 8.04!
Nesta etapa do projeto, é necessário que os grupos coloquem suas ideias iniciais no desenho, verificando todos os requisitos de ocupação, circulação e área permeável. Tínhamos a tarefa de combinar os diversos usos, utilizando um grid estrutural favorável para estes. Portanto, foi uma apresentação sobre o conceito de cada grupo e suas soluções.
Na próxima semana, os grupos receberão a devolutiva de seus trabalhos para dar continuidade ao processo projetual.
Second presentation: Preliminary Assignment
On 27th and 29th April we had our preliminary assignment. From the first assignment, where the project's conception had greater weight, this assignment was focused on the technical and visual issues: further development about the structure and circulation, better reflection about the layout of the office buildings (and residential, depending on each project) and the facades. And besides, we had to comply the requirements of occupation, circulation, permeable and computable area and parking spaces provided by legislation.
Nos dias 27 e 29 de abril foram as nossas entregas preliminares. A partir da primeira entrega, onde o partido projetual tinha maior peso, nesta entrega o principal objetivo estava voltado para as questões técnicas e plásticas: desenvolver melhor a estrutura e circulação, pensar no layout dos edifícios corporativos (e residenciais, dependendo do projeto) e nas fachadas. Além disso, tivemos que cumprir os requisitos de ocupação, circulação, área permeável e vagas de estacionamento, previstos por legislação.
Third presentation: Final Assignment
Our final presentation was in the days 1st and 3rd June!Until next week, we will publish here the final results of our class.In this stage of the project, we must have complied with all the occupation, circulation and permeable area requirements, showing in a table with all square footage of each project. Also, we must have a good spatial organization, pre-sized and well thought structural system, and most refined design of buildings and open spaces: equivalent to a preliminary study. Remembering that we had, during this project, the task of combining the diverse uses using an favorable structural grid for all of them.

Nessa etapa do projeto, nós temos que cumprir com todos os requerimentos de ocupação, circulação e área permeável, mostrando-os em uma tabela com toda a metragem quadrada de cada projeto. Também temos que ter uma boa organização espacial, sistema estrutural pré-dimensionado e bem pensado, e um desenho mais refinado dos edifícios e dos espaços livres: o equivalente ao estudo preliminar. Lembrando que nós tivemos, ao longo deste projeto, a tarefa de combinar diversos usos utilizando um grid estrutural favorável a isso.
